The Lifestyle Reset: How Buyers Are Reshaping the Housing Market in 2025

Something big is shifting in 2025. Buyers are no longer just hunting for a house; they are reshaping their lives. And the data backs it. First-home buyers made up 27% of all property transactions in July 2025, well above the long-term average of around 21–22%. Between January and April they accounted for nearly 25% of all purchases. This is clear evidence that momentum is on their side.

Listings are abundant, giving buyers more time and space to compare. Stock is beginning to tighten in some areas though. In June 2025, listings nationwide dropped by about 2.5% year-on-year to 7,612 active listings. The median days to sell rose to 50, up by about three days, showing that buyers are not rushing but instead becoming more selective and deliberate.

Which homes are standing out? According to the CBRE Q2 2025 Valuer Insights, 51% of valuers reported increased demand for recently renovated or high-quality homes, with none seeing a decline in demand for that type. CoreLogic data also shows strong first-home buyer activity across the country, with Wellington at around 36%, Hamilton at 30%, Auckland at 27%, and Christchurch at 26%. This highlights that buyers are not simply snapping up the cheapest options. They are choosing homes that already deliver on comfort, location, and quality.

Price trends reinforce this story of stability and cautious optimism. In June 2025, the national median house price was $770,000, essentially flat compared to the same time last year. Excluding Auckland, the median price even rose by about 1.7%. In July, REINZ data showed median house prices nudged 1.1% higher month-on-month and 1.7% higher year-on-year. Sales volumes are also rising, with 5,865 properties sold in June 2025, up 20.3% on the year before. Affordability pressure is easing slightly as well. Westpac now expects 2.5% house price growth in 2025, revised down from earlier forecasts of 4.5%, reflecting a balanced market with cautious optimism.

So what does the lifestyle reset mean in practice? Buyers now have leverage. With listings still meaningful but not overwhelming, they can demand better specifications, smarter layouts, and stronger community features. The homes that are most attractive are not just affordable but also low maintenance, energy efficient, and designed for modern living from day one. First-home buyers in particular are leaning toward new builds because they want more than shelter; they want homes that fit their lives, reduce running costs, and support long-term wellbeing.

The takeaway is simple. 2025 is not about chasing the hottest trend or stretching for oversized properties. It is about choosing intentionally. The market is creating space for homes that serve more than function; they serve lifestyle.
