Where is the development located?

van Baarle Place is situated at 1041a High Street, just behind Avalon Intermediate in a new road called Te Ara O Motutawa.


Is there public transport nearby?

Yes, there is a bus stop by the corner and Wingate station is an easy walk away.

When will the homes be completed?

Construction is well under way with some homes fully finished. The homes are available for possession as and when each is finished - some owners have already occupied their completed van Baarle Place home. The development as a whole is on schedule to be all fully finished early 2024.

Resource consent has been issued for the entire development with the majority of the lots having building consent also. The new titles have already been issued for every home within the development.

How much deposit is required?

10% of the purchase price is required for the deposit.


There are no progress payments required, once the deposit has been paid, the remainder of the purchase price is not due for payment until settlement.



Are there any resident’s association or body corporation fees?

No, each Lot will be on a freehold title and will not be a part of any resident’s association or body corporate.

Who is on the project team?

The development is designed by Novare Architects, built by Design and Build Homes and developed by Avalon Projects Limited.

Do I have choices over the internal/external colours or floor plan?

Purchasers who buy off the plans may choose from three interior colour pallets along with a selection of doors, vanities, pendant lights and stone bench tops.


The colours and materials on the exterior of all the homes have been carefully chosen by the architect and an expert colour consultant so that each home appears different and compliments the next.

There is no choice to change the floor plan, but rest assured it's been carefully designed to create an internal living space for each dwelling that maximises space, daylight hours and outlook within the design rules for the development’s resource consent.

What type of heating and hot water system will be installed?

These homes come with a Toshiba heat pump in the living room plus double glazing and insulation to keep you warm in the winter and cool in the summer.


Each home comes with infinity water heating which is connected to gas mains.

Do these homes meet the healthy homes standards?

Yes, these homes meet the current healthy homes standard.

What materials will be used for the exterior cladding?

The majority of homes will have a combination of two different claddings ie weatherboard and brick. However please refer to the ‘Exterior Finishes and Colour’ document for the specifics for each lot.


What material will the roof cladding be?
All homes will have steel roofs with coloursteel downpipes/guttering. Please refer to the ‘Exterior Finishes and Colour’ document for the specifics for each lot.

Can the developer make variations to the plans and outline specifications?

The developer has the right to amend, revise or alter the plans and specifications included in the contract, provided that the change does not result in a building of lesser quality or function of what was originally contained in the plans and specifications.

Can we visit the site?

Yes, there are some homes that are already built. However, there are some areas that are still under construction and off-limits.

Will any homes be sold off the plans or only when completed?

The developer prefers to sell the homes on completion but would consider and has sold a couple homes off the plans to people who didn’t want to wait and offered enough to secure under a pre-sale contract.
