Where is the development located?
Manapouri Grove is situated towards the top of Kelson off Kaitangata Crescent.
Who is on the project team?
The development is designed by Prime Designs, built by Friday Homes and developed by Chris Mason.
Are there any resident’s association or body corporation fees?
No, each Lot will be on a freehold title and will not be a part of any resident’s association or body corporate.
Do I have choices over the internal/external colours?
There are eight interior colour boards for purchasers to choose from along with selections of doors, vanities, pendant lights and stone bench tops.
The colours and materials on the exterior of all the homes have been carefully chosen by Prime Designs and an expert colour consultant so that each home appears different and compliments the next.
How many homes are going to be in the development?
There will be 240+ homes built over five different stages.
Can we change the floor plan?
No. But rest assured the floor plan has been carefully designed to create an internal living space for each dwelling that maximizes space, daylight hours and outlook within the design rules for the development’s resource consent.
What type of heating & hot water systems do the homes have?
Each property is heated by a heat pump, with the option to add more heating for additional costs.
Each property has a hot water cylinder with the option to upgrade to Infinity gas hot water system.
When will the homes be completed?
Stage one is now complete. Stage two progressing rapidly with only few homes available.
How much deposit is required?
10% of the purchase price is required.
Will progress payments be required?
No, once the deposit has been paid, the remainder of the purchase price is not due for payment until settlement.
What materials will be used for the exterior & roof cladding?
On the exterior, a selection are Linea, stria, Axon, Rockcote and Schist on cavity. Please check the marketing pack or price list as the exterior cladding differs for each home – based on the ‘house type’.
The roof cladding will be corrugated colorsteel or metal tiles.
Can the developer make variations to the plans and outline specifications?
The developer has the right to amend, revise or alter the plans and specifications included in the contract, provided that the change does not result in a building of lesser quality or function of what was originally contained in the plans and specifications.
Can the price increase from what was agreed?
Once the Sale and Purchase agreement is signed by both the purchaser and developer the price is secured, subject only to any extra’s a purchaser may ask for later on.
Does the asking price include GST?
The asking prices are inclusive of GST.
Can we visit the site?
Please drive and walk around the new streets and see the high standard these homes are completed to.
We strive to have a show home at all times, but demand doesn’t always make this possible.
Please don’t go onto sites which are still under construction unless you are with one of Professionals agents.
Is public transport nearby?
Yes, there is the Kelson bus and also the Melling Train station, a 10 minute drive away.
