Site Preparation
Prior to construction, a detailed Geotechnical investigation of the site was carried out by Engeo, which resulted in the entire site area being excavated to a depth of 500mm and an “Engineered Gravel Raft” constructed to provide a strong and stable building platform. The raft consists of imported AP65 quarried rock compacted in layers to achieve a high density compaction rate exceeding 95%. The raft is reinforced with Triax TX160 Geogrid mesh in 200mm layers. The raft provides the following benefits;

• A strong and stable building platform to support high building loads.
• Resists differential settlement in the event of an earthquake.
• Resists vibration transfer from the rail corridor.

Foundations
Consist of a Proprietary Firth Rib Raft concrete floor and foundation modified to raise the finished floor levels as required by Hutt City Council. Slabs are reinforced with SE62 Ductile Steel Mesh and insulated with the proprietary Firth EPS pod system.

Structural Walls
Treated Pine Ex100 x 50mm to comply with NZBC B1 – Structure B1/AS1 Clause 3 Timber (NZS 3604-2011) and NZBC B2-Durability B2/AS1 Clause 3.2 Timber (NZS 3602)

Mid-Floor
I-Built proprietary long span 240 x 70 mm joists with 20mm plywood flooring throughout and H3 Plywood to bathrooms.

Roof
Timber Truss at 900mm centres with premium .55 gauge corrugated long run coloursteel and flashings.

Cladding
Fibre cement weather boards fixed over a drained and ventilated cavity on an Ecoply Rigid Air Barrier.

Windows
Double glazed Fairview Architectural suite designed for Very High Wind load. Glass has been upgraded to 8.38mm laminated with a 10mm air gap and 4mm float glass for acoustic enhancement and upgraded doors to extra height in lounge.

Acoustic Enhancements
The following upgrades have been made on the recommendation of Marshall Day & Associates (Acoustic Consultants):
• Acoustic engineered glass specification to the Double Glazed Units
• 2 x layers of 13mm noiseline gib to all bedroom ceilings
• 2 x layers of 13mm noiseline gib to north facing bedroom walls
• Mechanical fresh air ventilation to all bedrooms to eliminate the need for opening windows
• All internal partitions have been insulated

Interior Linings & Doors
• 13mm Gib to all ceilings on a Rondo rail system (except where additional noise insulation has been added.)
• Ceilings are generally extra high 2.7m height (as opposed to the standard 2.4m high)
• 10mm gib to all walls with Aqualine to wet areas, generally stopped and primed with a 3x coat Acrylic paint system (Dulux Wash n Wear) except for tiled areas.
• Extra high flush doors 2.2m high (as opposed to the standard 1.98m) painted with acrylic enamel, and fitted with single bevel painted architrave.

Garage Door
Sectional door clad with premium Cedar and clear sealer. Automatic opener.

Bespoke designer kitchen with full sized panty, high-pressure laminate cupboards and drawer fronts. Stone composite bench tops with waterfall end, extra height and toughened glass splash backs, with tiled toe kick.

All appliances chosen from the Bosch range. Bosch was founded in Stuttgart, Germany in 1886 on the principle that honest workmanship is more important than temporary gain.

The Bosch obsession with quality is reflected in every detail of their appliances.

The built-in oven with Auto Pilot and added steam; automatically prepares your dishes so they’re crispy and juicy.

Tapware
Chosen from the highly awarded and trusted sanitary firm Grohe and relying on Grohe’s sense of perfectionism, the Essence New and Smart Control collection were selected for the project.

The Essence New collection brings understated elegance, balance and modern styling for a classic lifestyle, gently interpreted. Combining Grohe Starlight for a made to last classic chrome plate surface together with Grohe Silkmove a 28mm ceramic cartridge for smoother handling.

The Smart Control is the intuitive thermostatic control over temperature, water flow and spray patterns all happening without a moment’s thought to simply deliver the perfect shower or bath experience.

• Kitchen Sink Mixer – Grohe Essence New high spout with pull-out dual spray with toggle function allowing for seamless switching between spray and regular water flow.
• Basin Mixers– Grohe Essence New.
• Shower Mixers– Grohe Smart Control thermostat mounted in a Grohe Universal Rapido SmartBox.
• Shower – Grohe Power & Soul Rail shower 130 set, 4 spray patterns; Rain O2, Rain, Bokoma and Jet.

Sanitary Fittings
• Bathroom furniture- Chosen from the 7.0 collection by bathroom furniture manufacturer Falper of Italy. Made with particular care and attention down to every detail including a fine mitred drawer front and frame with elm finish interiors and a ceramilux solid surface top which define the heart and unique identity of Falper.
• WC-Duravit, ME by Starck. A combination of selected materials and subtle luxury. Extravagant – but not extroverted. Just like ME by Starck that also blends perfectly into opulent ambiences. From the ME by Starck collection the back to wall with soft close seat was chosen and especially imported from Germany for this project with the optional Wonder Gliss coating that is baked into the ceramic and doesn’t give grime a chance; dirt and lime scale cannot secure a hold on the smooth surface, so residue runs off more easily with the water.
• Shower enclosures- Englefield Valencia Elite from New Zealand’s leader in bathroom products. The Valencia Elite range combines design innovation with high quality precision engineering to provide a truly compelling user experience. Valencia Elite creates a modern, completely clean and uncluttered look both inside and out.
• Bath -Victoria + Albert Baths is a British brand with a worldwide reputation for creating beautiful freestanding baths. The freestanding Barcelona freestanding bath was chosen for this project as the ultimate statement in quality and style. Made from Victoria +Alberts uniquely developed material 100% QUARRYCAST™, a blend of Volcanic Limestone™ and high-performance resins. Naturally white, each item is individually hand-finished by craftsmen. The luxury result is strong, durable, easy clean and warm to the touch.
• Heated mirrors in the main and ensuite bathrooms.

Carpet
• 100% solution Dyed Nylon 37 oz conventionally laid over premium luxury Dunlop 11mm/130g luxury foam underlay to all bedrooms, stairs and living rooms.

Tiling
• From the Italian company Ceramiche Keope large format (1200x600) ceramic marble grain tiles were chosen for their strong mineral colours and impact.
• Upstairs - Renior Isola chosen for its rigour. An ethereal and delicate web stretches upon the milky base of Renoir Isola tone. This reticulated, marble-like surface takes its colors right from a winter landscape to furnish ambiances in a balance between energy and delicacy and laid to the main bathroom and ensuite bathroom
• Downstairs - Breccia Tortona chosen for its intense flashes The marble grain builds an atmosphere like few other things do. It draws mineral clouds and shapes along the milky background of big porcelain slabs, perfectly smooth to the touch. Laid to the entranceway, passageway, guest toilet, laundry storage cupboard and kitchen.
• The kitchen features a tiled toe kick with strip lighting to achieve a unique light floating effect.
• All tiled areas have a waterproof membrane laid and underfloor heating to the main and ensuite bathroom.

Lighting
• Premium quality Switch Lighting Zela deep tilt antiglare LED lighting with fully adjustable 360° gimbal recessed for low glare, in all areas except bathrooms.
• Featuring sunset dimming which emulates natures light levels by changing to warmer colour temperatures as the light is dimmed. The light colour changes from 3000K to 1850K echoing the sun going down by simply dimming the light.
• Bathrooms feature Switch Sled Dome LED Lights with pure convex diffusion delivering quality uniform lighting.
• Showers feature Switch LED Marker Lightz in 316 Marine grade stainless steel for task and relaxation lighting.
