Where is Cannon Point?

Cannon Point sits on the western side of the Hutt Valley above Totara Park.

Who is the Developer?

Cannon Point Development Limited.

Has Resource Consent been issued?

Yes.

Can I look at the sections before I submit my offer?

No. This is a development site, access is a health and safety issue.

Are the boundary pegs in place?

Not yet, the bulldozers will cut and fill the land. The current contours will change.

Will the sections be serviced?

Yes, services will be laid to the boundary of each section.

What size are the sections?

The sections range from just over 400m² to over 1,000m².

Are the sections flat?

There will be a variety of contours – refer to individual lot contour plans on the website. Every section will have a building platform and many will have a level platform.

Can we build two storey homes?

Yes, except for lots 1-11 which must be single storey.

Are there restrictions on what we can build?

In some cases, yes. In particular, lots 1-11 – refer to Resource Consent.

Is there a time limit on when the build must be completed?

Yes, five years from the title being issued.

How do I submit an offer?

Refer to the Information Pack which you will receive when you register on the website.

Is a deposit required?

Yes a 10% deposit is payable when your special terms and conditions have been confirmed.

When do I have to pay the balance?

The balance is payable on settlement, which is 10 working days after the titles/CCC are issued.

When will the new titles be issued?

Titles will be issued after the roads and services are completed and other obligations are met by the developer. This is expected to be mid to late 2021.

What will the titles be?

Freehold.

Prior to settlement, can the price increase from what was agreed?

No. Any increase over what was agreed will need to be agreed in writing by both parties. 

Does the price include GST?

The asking prices are inclusive of GST, unless otherwise stated on the Agreement for Sale and Purchase.

Will each home have water storage capability?

Cannon Point is an eco-friendly development. The purchaser is required to provide an emergency storm water retention tank when they build their home. For House & Land packages these will be provided.
